Slab Leak Detection and Repair in Orange County

Most of this county is built slab-on-grade with copper supply lines under the concrete, and the 1970s tracts are now at the age where those lines fail. The leak is a plumbing job; what the water did under the floor is ours.

How a slab leak announces itself

A warm patch on a tile or vinyl floor when the failure is on the hot side. The sound of running water in a quiet house with every fixture closed. A water meter whose low-flow indicator turns with the house shut off. A bill that steps up over two or three cycles with no change in habits. And in the later stages, a musty smell at floor level in one room.

The two-minute test is the meter. Shut everything and watch it. If it moves, water is going somewhere with nothing open.

Finding it before opening the floor

Detection combines thermal imaging, acoustic listening equipment and pressure isolation of individual lines. The point is to open one trench in the right place rather than three in the wrong ones.

Where the slab is post-tensioned — common in the hillside communities — locating the cables comes first, because cutting one is dangerous and expensive to remedy.

Repair, reroute, or repipe

An isolated failure in an otherwise sound line is usually trenched and repaired directly. Where the rest of the run is the same age and material, rerouting overhead retires the whole line instead of the one point that has failed so far, and avoids further concrete work later.

Either way, the water already under the flooring has to be dealt with. Concrete holds moisture, flooring adhesive fails, and the material at the slab edge wicks upward — so extraction, structural drying and documented readings run alongside the plumbing repair rather than after it.

Slab Leak Detection and Repair in Orange County: common questions

How expensive is it to fix a slab leak?

The plumbing repair commonly runs $1,500 to $4,500 for a trenched spot repair and $4,000 to $10,000 for an overhead reroute of a full line. Drying and restoring what the water damaged is separate, and on a leak that ran for weeks it is frequently the larger half.

Will insurance pay for a slab leak?

Most California policies cover the resulting damage and the cost of accessing the pipe — the concrete work, the flooring, the drying — while excluding the failed pipe itself. So the plumbing part is often yours and the much larger damage part is often the carrier's. Documentation from day one is what keeps that distinction clean.

Do plumbers fix slab leaks?

Yes, and that is the right trade for the pipe. What a plumbing repair does not include is extraction, structural drying and the moisture documentation your carrier needs. We handle that half and work alongside your plumber rather than replacing them.

Should I repipe instead of repairing a slab leak?

It is worth pricing when the failed line is original and the rest of the house is the same age and material. A spot repair fixes the point that failed; a reroute or repipe retires the run. Homes built in the same phase tend to fail in the same window, which is the argument for the larger job.

How long can a slab leak go undetected?

Weeks to months. Under a slab there is no puddle — the water follows the path of least resistance and often finds soil rather than surfacing. That is why the meter test matters more than looking, and why we meter flooring and wall bases rather than relying on what is visible.

How common are slab leaks in Orange County?

Common in the 1970s tract cities and much rarer in post-1990 construction. Huntington Beach is sixty-nine percent pre-1980 and Mission Viejo fifty-two percent, both largely slab-on-grade. Ladera Ranch is two percent pre-1980, and we almost never see one there.
