Paper and photographs distort within hours and are stabilised by freezing until they can be dried properly. Does insurance pay for contents after water damage?
Coverage C on a homeowners policy covers personal property, and a renters policy covers the tenant's belongings. Both work from an inventory: what the item was, its age, and evidence of its condition. Photographs taken before anything is moved or discarded are what make that claim payable.
How fast does mold start on wet contents?
Twenty-four to forty-eight hours on organic materials — upholstery, paper, textiles, wood. Contents sitting in a closed wet room are often the first thing in the house to grow, because there is no airflow across them and nobody moves them for a day or two.
Can documents and photographs be saved?
Frequently, if they are stabilised quickly. Freezing halts the deterioration and buys time for controlled drying afterwards. What ruins them is being left wet and then air-dried in a stack, which fuses pages and lifts emulsion.
What is the difference between mildew and mold on contents?
Mildew is a surface growth on damp material and usually cleans off non-porous items. Mold penetrates porous material, which is why an upholstered chair that has grown mold is generally discarded while a sealed wood table is cleaned. The distinction decides salvage more than appearance does.
Do you store contents while the house is being repaired?
Yes, for items that leave the property. They are inventoried, photographed, cleaned where appropriate and stored, and the inventory is what goes to the adjuster. Nothing leaves without being documented first.
Should I throw out anything obviously ruined?
Not before it is photographed and added to the inventory. An item discarded without documentation is generally an item the carrier will not pay for. Photograph it where it sits, including the damage, then dispose of it.
