Roof leaks and ventilation both produce it
A roof leak wets sheathing and insulation directly, usually near a penetration — a vent stack, a skylight, a valley or a failed flashing. Growth follows the wet path down the rafters.
The other cause is ventilation. A bathroom fan discharging into the attic instead of through the roof, or blocked soffit vents with no cross flow, puts humid air against cold sheathing where it condenses. That produces even blackening across a large area of sheathing rather than a stain in one place — and the pattern is how the two are told apart.
Remediating a space nobody has to occupy
The work is containment at the hatch under negative pressure, removal of contaminated insulation, HEPA vacuuming and treatment or encapsulation of the sheathing, and correcting the moisture source — the roof repair, the fan duct, the blocked vents.
Encapsulation after cleaning is common on sheathing because replacing roof decking for surface growth is rarely justified. What is not acceptable is encapsulating over active growth with the water still arriving.

Can mold from a leaking roof make you sick?
Health effects vary between people and that is a question for a physician, not a restoration contractor. What we can say is that attic air does reach the living space through recessed lights, hatches and duct penetrations, so treating an attic as sealed off from the house is not accurate.
Will insurance pay for mold in the attic?
It depends on the cause. Growth following a sudden covered event, such as storm damage to the roof, is often covered up to the policy's mold sublimit. Growth from a long-term leak or from a bathroom fan venting into the attic is normally excluded as maintenance.
Is mold in the attic serious?
Serious for the transaction and for the moisture problem it indicates, and less immediately serious for the occupants than growth in living space. It reliably means water is arriving from somewhere, and that is the part worth acting on rather than the staining itself.
How hard is it to get rid of mold in an attic?
Technically straightforward and physically awkward. The work is containment, insulation removal, HEPA vacuuming and treating the sheathing, all performed in a low, hot space. The difficult part is usually access, not method.
How much does it cost to remove mold from an attic?
Commonly $2,000 to $6,000 for a residential attic including insulation removal and replacement, more where sheathing has to be replaced or where access is poor. The roof repair or ventilation correction is separate, and without it the job does not hold.
Can I remove attic mold myself?
Small areas on accessible sheathing, possibly. The two problems are containment — disturbing growth without negative pressure sends spores into the house through ceiling penetrations — and the fact that cleaning without fixing the moisture source means doing it again next winter.
