A Musty Smell With Nothing Visible
You can smell it in one room, you have looked everywhere in that room, and there is nothing there. That is the normal sequence, not a failure of searching, and there is a physical reason for it.

You are smelling gases, and gases leave the cavity before the growth does
The smell is made of microbial volatile organic compounds — MVOCs — produced by growth as it metabolizes. Geosmin and 1-octen-3-ol are the two responsible for the earthy, mushroom note most people describe. They are gases, and they move.
They move out of a wall cavity through the paths air already takes: gaps around outlet boxes, the top of the baseboard, recessed light housings, the annular space where a pipe passes through a plate. So the odor arrives in the room while the colony stays in the assembly. Searching the room you can smell is searching the wrong side of the drywall.
The seven places it usually is, in this county's housing
The under-sink cabinet base, where a weeping angle stop soaks the particleboard deck rather than dripping visibly. Behind the dishwasher, at the supply elbow and the pan. The laundry wall, at the washer box and the drain standpipe. The garage water heater, which is where most Orange County water heaters live, along with the pan and the drywall behind it.
Then the three that account for most of the calls where nothing is visible anywhere. The HVAC condensate pan, trap and the wall the line runs through, which is also why the smell often arrives with the air conditioning rather than being there all along. The attic around the bathroom fan termination, where a fan ducted into the attic instead of through the roof deposits a shower's worth of moisture onto the sheathing every day. And the slab perimeter in a north-county tract from the 1970s or 1980s, where a slab leak wicks up through the sill plate into the bottom of the drywall for weeks before anything appears on the floor.
Sometimes it is genuinely not mold
A dry P-trap in a guest bathroom nobody uses lets sewer gas into the room, and most people read that as musty rather than as drainage. Standing water in an HVAC condensate pan smells before anything grows in it. A carpet pad that got wet a year ago, dried, and kept the residue will produce an odor with no active growth behind it. A crawl space with high humidity and no colony yet smells like earth because it is earth.
All four are worth finding. None of them is a remediation job, and being told they are is a reason to get a second opinion. An inspection that ends with there is nothing here is a result, not a wasted visit.
Why it is stronger at night, after rain, or when the AC runs
Air moves between a wall cavity and a room whenever the pressure between them changes. Cooling air contracts and draws cavity air inward, which is why an odor is often worse in the evening and worse still when a system cycles. Rain raises the moisture load in an assembly that is already wet, and wetter growth is more active growth.
That pattern is diagnostic rather than incidental. A smell that tracks the air conditioning points at the condensate side of the system. A smell that appears after rain points at a roof, a window head or a stucco penetration. A smell that never changes points at something that is wet all the time, which usually means a supply line rather than an intrusion.
What an inspection does that a nose cannot
Pin and pinless meters read the moisture content of the material rather than the air. Thermal imaging shows the evaporative cooling of a wet area behind a finish, which is how a wet patch gets located without opening anything. Where a cavity has to be examined, a borescope through a hole the size of a pencil answers the question that would otherwise cost a wall.
Finding it is inexpensive and non-destructive. Guessing and cutting is neither, and the second is what happens when a smell gets chased with a utility knife. We would rather map it and tell you it is one cabinet base than open three walls and be right about the second one.

A Musty Smell With Nothing Visible: common questions
Can you have a musty smell without mold?
Yes, and it is common. A dry P-trap in a rarely used bathroom, standing water in an HVAC condensate pan, a carpet pad that was wet a year ago, or simply a damp crawl space will all produce the odor with no active growth. Each is worth locating and none is a remediation.
Why would my house suddenly smell musty?
Something changed the moisture or changed the airflow. A leak that started, a rainstorm that found a new path, an air conditioning system coming on for the season and pulling cavity air into rooms, or a bathroom fan that stopped working. Sudden onset usually points at the change rather than at something that has been there for years.
How do I find where the musty smell is coming from?
Work by strength rather than by room. Open cabinets and closets one at a time and note where the odor intensifies, check whether it tracks the air conditioning, and look at the base of walls that share plumbing. If the strongest point is a wall with no fixture on either side, the answer is usually inside the assembly and needs a meter rather than a nose.
Will a musty smell go away on its own?
Only if whatever is wet dries out, which in coastal Orange County frequently does not happen on its own — the ambient humidity is high enough that a wet building material stays wet. A smell that persists for more than a couple of weeks is telling you the moisture is still there.
How do I get rid of a musty smell in my house?
By removing the source, not by masking it. Air fresheners, charcoal bags and ozone treatments deal with the odor molecules while the material producing them stays wet, so the smell returns. Find the water, dry the material, remove anything that cannot be dried, and the odor stops on its own.
Does a musty smell mean black mold?
It means active microbial growth on something damp, which could be any of dozens of common species. The odor does not identify which, and identifying which does not change the work. The useful conclusion is that something is wet, not which color it turned out to be.
Why does the smell get stronger when the air conditioning runs?
Two reasons, and they are worth telling apart. Air handling changes the pressure between cavities and rooms, pulling cavity air into the house. Or the growth is on the system side — the condensate pan, the trap, or the wall the line passes through. Turning the system off for a few hours and seeing whether the odor fades separates the two.
Is an air purifier enough?
A HEPA unit will reduce the particles in the room air and will make the room more comfortable to be in. It does nothing about growth inside an assembly and nothing about the water feeding it, so it manages a symptom indefinitely. It is worth running while you sort out the cause, and it is not the cause being sorted out.
